Strata Complex

We at Shore Realty are very much hands on strata managers.
Currently we manage 35 strata complexes. We work hands on with the current owners of all of them.


Our Services include:

  • Organising all owner/council approved maintenance
  • Arranging Insurance, together with processing claims
  • Paying all accounts monthly as approved by owners/council of owners
  • Arrange and Set Up AGM's as required under the act with agenda
  • Maintenance of all account records
  • Set budgets, for the complex
  • Preparation of financial statements
  • Attending to general correspondence on strata company matters
  • Preparation and mailing out of levies prior to due date and the collection of follow up of arrears
  • Issue official receipts of all monies
  • Payment of SEC and gas accounts; billing the individual owners/tenants via agents/owners
  • Regular site inspections – minimum 3 monthly, checking maintenance prior to payment
  • Providing assistant to council of council of owners/caretaker in strata title matters
  • Competition of requisition and/or certificated relating to sections of the strata act


Property Management


We offer full property management:

  • Organising all owner approved maintenance
  • Arranging insurance, together with processing claims
  • Payment of all accounts as approved by owners
  • Regular site inspections, minimum 3 monthly, checking of all maintenance prior to payment
  • Maintenance of all accounting records
  • Attending to general correspondence
  • Follow up of arrears, issue of penalty notice as per act
  • Issue of official receipts for all monies
